General FAQ's

What are individual leases?

Each bed in an apartment is its own lease agreement. Therefore, you will not be affected if roommates are delinquent, cause damage to their bedroom, or cancel their lease.

Are the apartments furnished?

Yes! Whether you’re looking for a private sanctuary or a suite for the whole Aggie squad, we have you covered. Sterling 5th Street includes a modern sofa, lounge chair, coffee table, side table, smart TV, and bar stools in the common space. All bedrooms have a full XL-sized memory foam mattress, bed frame, under-bed storage, a desk, and a desk chair.

What amenities are there?

Sterling 5th Street features brand-new amenities that give you everything you need from the comfort of your home. Check out our 3000 sq ft gym, resort-style pool, and multiple study lounges to ensure your success in school and social endeavors.

What utilities are included?

Furnishings, wifi, and basic TV channels are included in your rent. Water, sewage, and electricity are billed separately. Please call us at (530) 446-2285 for more information.

Do you have parking?

Yes! Garage parking is available on a first-come, first-served basis. Please contact our office for further details at (530)-446-2285.

What is the pet policy?

Pets are part of your family, so that means finding a home that welcomes all of you! Sterling 5th Street has no pet deposit. Instead, there is a monthly pet rent of $40. The weight limit for pets is 75 pounds. Please contact the office for more details at (530)-446-2285.

What are the application fees?

There is a $50 application fee to cover the cost of the criminal background and credit screening completed on all applicants who wish to live at Sterling 5th Street. Click here to apply now!

How much is the security deposit?

Sterling 5th Street has a base deposit of $150 that is refundable at the end of your lease. If you are qualifying without a guarantor, you may choose to qualify with a deposit (equivalent to 1 monthly installment).

When do I need to pay my installment and fees?

Your installment and fees are due on the 1st of each month and considered late on the 5th. You can pay them on your Resident Portal.

How does Valet Waste work?

Valet Waste is an additional amenity that Sterling 5th Street can offer our residents. You will be given a waste bin set out during an allotted time frame for a representative to pick up each night. You will no longer need to argue with your roommates about who takes out the trash!

Do I have to leave during school breaks?

Unlike the dorms, we do not require residents to vacate their apartments during school breaks.

What move-in fees are there?

Before you move in, you will be charged a one-time Community Fee of $395. This includes Valet Trash, mail sorting services, amenity upkeep, and printing.

How do I acquire renters insurance?

At Sterling 5th Street, you must provide proof of renters insurance at move-in or participate in our liability waiver program. This program is only $13.95 per month, and you will automatically be opted in unless you provide proof of your own renter’s insurance policy. The liability waiver program is not a renters insurance policy, and personal property will not be covered. If you choose to provide your own renter's insurance, you must have at least 100k in personal liability insurance and upload it to FOXEN.

What if I can't find a guarantor?

If you do not have a guarantor, you are automatically enrolled in our Guarantor Waiver Program, where you pay a $150 deposit and $78.39/month. You can also qualify with a deposit (equivalent to 1 monthly installment), refundable at the end of your lease term, minus any damages or outstanding balances. Your double deposit does NOT apply to any rental installments.

What is Rentistry?

Rentistry is a rent reporting and credit building solution provided by FOXEN that securely, accurately, and automatically reports your rent payment history to the Credit Reporting Bureau(s). You will be automatically enrolled and charged $6.95 monthly for this service, but you may cancel anytime for any reason. This reporting is solely for residents. Guarantors are not included in Rentistry’s rent reporting.
